Building Material Prices Surge in July

NAHB reports building material prices up 5% year-over-year in July, highest since Dec 2022. Softwood lumber spiked 17.3%, while concrete stayed flat. Energy costs also rose 33%. This cost pressure is a key headwind for Maryland builders and may drive demand for surplus/closeout materials.
